BOARD CHANGES
Due to personal reasons, Chuck Trueman has resigned as President of WMC. The board wishes to thank Chuck for his faithful years of service. Trish Tatnall has been voted by the board to serve as the new WMC President for the remainder of the year. Since it is so close to the end of the year, Trish will also maintain her responsibilities as Secretary.
The board is proud to announce that Rick Agard has been voted as a Vice-President for the WMC board for the remainder of 2007. In his short time on the board, Rick has proven to be a tremendous asset to the board and the community. Thanks Rick!
LANDSCAPING
Thrifty Cut has been contracted to maintain the open spaces through the remainder of this season. The contract with Green Side Up expired in August. The board will be seeking a contractor for 2008.
DelDot approved a contractor for the landscaping and lighting around our community signs. We are now waiting to hear from the contractor regarding a planting date. All landscaping work has a one-year warranty and is financed by the state.
2008 BUDGET PROPOSAL
A proposal for the 2008 budget will be sent in November. There will have to be an increase in assessments, even though overall expenses will only increase by approximately $1000. This is because there was a reduction of $12,983 to total expenses in 2007 due to a surplus in 2006. This surplus was passed on as a discount to homeowners (please reference 2007 budget). We will not have a surplus for 2007, so no discount can be offered for 2008. More detailed information will be included with the budget proposal.
2008 BOARD MEMBER VOTE
A ballot for the 2008 board nominees will be sent along with the 2008 budget proposal information in November. All board nominations must be received by November 1st to be included on the ballot. If there are not enough volunteers to maintain the board, the proposed 2008 budget will automatically be void and the county will assess charges to homeowners for maintenance purposes. DEED RESTRICTION/BY-LAW VOTE
Volunteers are once again canvassing the community on Saturday, October 20
th in attempt to allow all homeowners a chance to vote for the proposed Deed Restriction and By-law changes/addendum.
This will be the final door-to-door vote for these proposals.
If you were not in when a volunteer stopped by your home and you would like to vote, please contact the board via email at
WMCBoard@wynthorpe.org and a board member will contact you to try to set up a meeting time for you to vote.
Opportunity to vote will also be given at the upcoming community meeting
on Thursday, October 25th.
There must be a total of 132 “yes” votes for a measure to pass.
A current vote total will be given at the community meeting.
TREASURY UPDATE
Please see the enclosed financial report as of October 7, 2007.
Most homeowners have paid their 2007 assessments.
Many thanks go to our Collection Agency, CMS, who took our list of delinquent homeowners and labored to greatly reduce it.
CMS continues to work to collect any remaining delinquent payments.
POND MAINTENANCE
Envirotech has said they are having trouble with excessive trash in the community ponds. Please make sure all trash is placed in bags and that the lid is securely placed on your trashcan prior to placing your can at the curb.Also, remember that the playground is a Carry-in/Carry-out area. Please be sure to take your trash with you when leaving the playground. These small things will help keep our ponds cleaner and, consequently, minimize costs. The pond fountain near Route 9 has a damaged motor. The pond fountain near the playground has a damaged float, which causes the fountain to spray at an angle.The board is pursuing repair options to remedy these problems for the least cost.
PLAYGROUND
Unfortunately, our playground has once again been vandalized with graffiti. Several board members attempted to remove the graffiti with product that had been used for graffiti removal in the past. However, this product did not work on the current graffiti. New Castle County Parks and Recreation was contacted for ideas for graffiti removal. The board is now reviewing product recommendations by the county to attempt to remedy this situation.
A certified Playground Safety Inspector will be coming to offer a solution for our playground swings that are too high. He will be working with a playground contractor to determine a course of action and associated costs. An update will be presented at the December community meeting.
MEETING REMINDER
A Wynthorpe Community meeting will be held on Thursday, October 25th. The meeting will start promptly at 7:30 p.m.
