·Passed upon majority vote (1-no22-yes). ’07 Board Nominations ·No volunteers have come forward.Board is discouraged by people issuing complaints, but no one has offered to help.
Board Concerns
·Tracking assessments and handling member complaints w/o help from the community is becoming burdensome.
·Assessments - Carolyn stated that partial payments do not have to be accepted. However, the downside is that if the case would go to court, a judge may consider if partial payments were offered by the homeowner but rejected by the board.Another option is to shorten the time period that homeowners are allowed to make a late payment before the case is sent to court (ex. 90 days).
Handling of the Community if Board is Defunct in ’07
·Carolyn stated that if the board were defunct, there would be no snow plowing. The county would hire vendors to do the lawn cutting and would divide the charges among the homeowners. The same would occur regarding pond repair.Homes would depreciate in value. ’07 Board Ballot ·Trish will include in the Dec. newsletter than nominations may be sent via email to her email address or to the Wynthorpe P.O. Box by Dec. 22nd. ·Ballot will be created and mailed immediately after the nomination deadline.
