THE WMC BOARD FOR 2007
During our last community meeting on January 11th, elections were held for the WMC board.The following officers will serve for 2007:
Chuck Trueman – President
This will be Chuck’s 3rd term as President.
Phil Allen – Vice-President
Phil is entering his 3rd term as Vice-President.
Stacy Woods – Vice-President
This is Stacy’s 2nd term on the WMC board.During her first term, in 2005, Stacy served as the WMC Secretary.
Linda Draper – Treasurer
Linda is entering her 3rd term.The previous 2 years Linda served as Vice-President.
Trish Tatnall – Secretary
This will be Trish’s 2nd term as Secretary.

Assessments
Please remember that WMC assessments are due nolater thanWednesday, February 28th. Payment of assessment fees is a legal requirement of every homeowner and failure to pay places an added hardship on your neighbors.
Deed Restrictions
As a homeowner in Wynthorpe, each community member is obligated to abide by the Declaration of Restrictions.Please familiarize yourself with these restrictions to ensure that your home and property are in compliance.Copies of the Declaration of Restrictions are available on our community web site www.wynthorpe.org.For those without computer access, you may send a request in writing to the WMC board at the address shown at the bottom of the newsletter.
Holiday Trash Pickup
The dates for your trash pickup may change during the week of a holiday.Please contact your trash removal carrier to request a copy of their holiday schedule if you do not have one.

Banking
The WMC bank account has switched from Commerce to WSFS.The move allows for greater banking convenience.WMC reserve funds will soon be transferred to an ING savings account so that reserve funds are kept separate from budgeted money allotted for community maintenance.A financial update will be presented at our next community meeting on Thursday, April 26th.
CMS
The current assessment collection for 2006 is at 99%, which is a significant improvement to past collection success.CMS and the board are still working hard to reach 100% participation.
GRIEVANCE/CONCERN PROCEDURE
In order to ensure that homeowner grievances/concerns are properly addressed, the board has created a Grievance/Concern procedure.Please make use of this procedure should the need arise. 1.Homeowner grievances/concerns must be presented in writing to the WMC board via email (WMCBoard@wynthorpe.org) or US mail (P.O. Box10623 Wilmington, DE19850-0623) or verbally during WMC Community Meetings. When writing, please be sure to include name and contact information so that the board may reply in writing to the issue. 2.The WMC Secretary will record grievances/concerns presented at WMC Community Meetings.If it is deemed that the matter cannot be fully and expediently resolved during the meeting, the homeowner will be requested to fill out a contact information sheet so that the board may reply in writing to the issue. 3.During each WMC board meeting, the board will review all outstanding grievances/concerns received via email, US mail, or outstanding issues presented at a WMC Community Meeting.The board will agree upon a response and/or course of action for each grievance/concern. 4.The board will notify the homeowner in writing of the agreed response and/or course of action within 5-7 business days of the occurring board meeting. 5.No verbal grievances/concerns will be accepted, with the exception of Wynthorpe Community Meetings.
DEED RESTRICTIONS ENFORCEMENT/SUGGESTIONS. The WMC board and several community member volunteers are working towards greater enforcement of our community deed restrictions.Complaints have been received by several homeowners that deed restrictions are not being enforced.Every homeowner wants the look and value of their home to be the best it can be and the deed restrictions are meant to help that happen.If you notice a homeowner that is in violation of deed restrictions, you are invited to notify the board in writing via email or US mail.
With the help of the community, the board plans to present a list of updates/changes for the deed restrictions.These changes would include a better enforcement procedure for the deed restrictions.This would be a helpful step towards ensuring deed restriction compliance.Right now, according to the deed restrictions, the community’s only recourse for deed restriction non-compliance is legal action.This could prove costly and time-consuming, particularly when it comes to enforcement of more minor violations.The board would like to see a step-by-step procedure in place for deed restriction enforcement with legal action as the final resort, not the only resort.
In the past, ballots have been mailed, but there was not sufficient response to enact any changes.Therefore, in the near future, several community volunteers will be needed to canvas the neighborhood for a door-to-door vote to present these important proposals.If you have a deed restriction change or addition you would like to present for this proposal, or if you would be willing to volunteer for the door-to-door vote, please contact the board via email atWMCBoard@wynthorpe.orgby MONDAY, FEBRUARY 12TH.For contact via US mail, please refer to the PO Box listed at the bottom of the newsletter.
